Qiddiya - A New Capital of Entertainment

Overview  

Qiddiya is set to become the Kingdom's capital of entertainment, sports and the arts to meet and satisfy the recreational, social and cultural needs of current and future generations. Located 45km west of Riyadh, Qiddiya will comprise specific areas that reflect the natural terrain, including the Resort Core, Motion zone, City Centre, Eco Zone Golf Community, Aerodrome and Airfield Future Development and Green Buffer development zones.  Qiddiya is expected to encapsulate Saudi Arabia’s Vision 2030 with its ideals of innovation and sustainability, with smart, sustainable infrastructure and digitalisation.
 
Overlooking the Resort Core from its perch 200m above on the edge of the Tuwaiq escarpment will be a City Centre mixed-use village dedicated to sports & the arts. Qiddiya's City Centre development area covers approximately 530,000m2, or 32 hectares, allotted across 33 plots.  It will include 28 rides and attractions across six different themed areas. The 4km Falcon’s Flight rollercoaster ride will be the centrepiece of the park and will reach speeds of 250km an hour and includes a dive of 160 meters. The Master Plan has been designed to complement and enhance the amazing natural landscape, with a transport network that allows visitors to move around from attraction to attraction easily. Qiddiya is currently in its design and construction phase.

Our Role

Qiddiya Investment Company appointed Ayesa as the lead geotechnical consultant to provide geotechnical support for the proposed development in Qiddiya.
The Qiddiya masterplan shows that the entire resort will be integrated into the natural terrain of the area, meaning that besides rock mass stability, these futuristic structures will be subjected to severe wind loads, uplift and shearing, which will require deep foundations that resist the large lateral and vertical pull-out loads. They will also require special foundations to evenly spread the loads to prevent forces from placing tension onto the fractured rock system on the cliffs. Our role included identification and detailed requirements for tests and investigations by plot, preparation of the required tender documents, review of technical & commercial submissions, and providing any additional support which was required. The challenging ground conditions needed extensive field explorations and state-of-the-art in-situ large-scale pile and drilled pier load tests, laboratory testing, data analysis and evaluation, that developed the rock properties data to be used in designing foundations on the cliffs. As the lead Geotechnical Consultant, our scope included the provision of specifications, drawings, BOQs for pricing and monitoring works during construction, and GIS drawings and data. 


Innovation & Value:
Ayesa utilised BIM modelling by integrating Holebase SI and Civil 3D with Autodesk Infraworks. This helped us to quickly revise the site investigation layout to reflect the master plan layout changes. Qiddiya will support several goals of Vision 2030, which include driving economic diversification, job creation, fostering a start-up culture, driving youth and female empowerment and doubling household spending on domestic leisure and entertainment. The resort is anticipated to attract 17 million visitors annually by 2030, add up to SR17 billion to the country’s gross domestic product and provide 25,000 jobs.
