Cookstown

The Cookstown development consists of 196 build-to-rent apartments at a former industrial site in Cookstown Way, Tallaght, Co. Dublin. The development will consist of four blocks, and apartments will include a mix of studio, and one and two-bedroom apartments. The development is also to include residential amenities, commercial and retail units.

Our Role

ByrneLooby were engaged by P.J. Edwards & Co. Ltd (PJE) to carry out the design of a permanent double-firm/hard secant pile wall to accommodate the construction of a single-level car park basement. The secant pile wall consisted of approximately 330 piles in total, retaining soil to a maximum height of 4.0m. The permanent works element of the wall required various axial loads to be applied to the wall, including some eccentric loading of wall sections.
ByrneLooby was also engaged by PJE to carry out the design of permanent foundation piles to support the basement car park slab.

Solution

ByrneLooby provided P.J. Edwards & Co. Ltd (PJE) with design support throughout the project. Prior to commencement, ByrneLooby carried out a design check for a double soft wall, which reduced the number of hard (reinforced) piles. Where ground investigation information did not align with encountered ground conditions, the design was refined to appropriately reflect those encountered. In some areas of the site, bedrock levels varied by approximately 8m. PJE relayed this information to ByrneLooby and it was agreed to reduce secant pile wall and foundation pile lengths and reinforcement cage designs where possible. This not only had an impact on the construction timelines but also reduced overall project costs and material haulage to site.
