A new mixed-use Retail Complex comprising of an Anchor Store, Retail Services units, financial services and restaurants is proposed for a site adjacent to the Glen River (Ballyvolane) in the northern environs of Cork City. ByrneLooby was appointed to assess whether there were any issues of flood risk arising from the proposed development and to identify where necessary, any proposals for the management and mitigation of any possible impacts. Our team carried out hydrological calculations and hydraulic designs to assess the existing and proposed scenarios. The proposed development was modified where necessary and remodelled to ensure that impacts were negligible or mitigation was provided.
In addition, ByrneLooby provided a response to the Justification Test under the Planning Guidelines and Flood Risk Management to demonstrate that each of the criteria in the test has been satisfied by the proposed development. It was concluded that the proposed development would have a negligible impact on the existing flow and flooding regime within the Glen River catchment and would in fact reduce the flood risk.
