60 Dawson Street

60 Dawson Street is currently under development to accommodate a new shopping centre with significant commercial space overhead in the Irish capital, Dublin.

The mixed-use development consists of 7,432m² retail space, and on the upper floors, approximately 9,290m² of office space over a two-level basement. The site is located between Nassau Street and Dawson Street, opposite Trinity College, a premium city centre location in Ireland's capital.

The tracks and electrical lines associated with Dublin’s light rail system runs through the site, presenting significant challenges for the project.

When completed, the €60m building will have seven floors above ground and a two-level basement with a substantial light-filled atrium located at the centre of the superstructure. The basement will house an underground parking facility and amenities.

Our Role

ByrneLooby was appointed by the piling and anchoring subcontractor PJ Edwards & Co Ltd., working on behalf of John Sisk to carry out the detailed design of the perimeter secant pile wall, foundation bearing piles and the temporary tieback anchors.


Due to the vicinity of the live Luas line, and very tight movement limits in place to prevent excessive track settlement, our team carried out detailed finite element method (FEM) modelling of the basement interaction with the track using Plaxis. As such, the design requirements were developed to minimise the risks to the tram line and the adjacent buildings.

Solution

The design solution required a stiff and robust temporary propping system to minimise the pile wall movement and thus mitigate the risks to the Luas lines. The main contractor obtained wayleave access rights to install the temporary ground anchors under the public domain at this area.

 

Elsewhere, active props were adopted to achieve a stiff propping system. Both temporary support systems were designed to conform to the minimum system stiffness requirements, thus ensuring that the pile wall’s lateral movement during the basement excavation works was within the FEM predictions. The scheme is scheduled for completion by the end of 2022.
