10 Molesworth Street
10-11 Molesworth Street is situated on a prestigious city centre site, surrounded by areas steeped in heritage. The site previously housed the national passport office, and the development comprised of the demolition of the former 5 storey building over double level basement. The new structure saw the deepening of the basement to form a triple level substructure along with a new high specification 6 storey office building. The building works were undertaken by PJ Hegarty & Sons Ltd., with PJ Edwards & Co. Ltd. acting as the specialist piling contractor.
ByrneLooby assisted PJ Hegarty in developing an innovative construction sequence to address the ground related risks associated with the demolition and deepening of the basement. This sequence accelerated the construction of the new “basement-within-a-basement” while also mitigating against the potential for settlement of neighbouring structures. ByrneLooby also acted as specialist designers for P.J. Edwards for the detailed design of the perimeter secant pile wall and pre-stressed tie back anchors, as well and the anti-flotation measures for the permanent works.
