1 Windmill Lane is positioned where Dublin’s Docklands meet with the city centre and the IFSC. The development consists of high quality mixed use commercial space, spread over 6 floors, with a single level basement for parking and plant. The development has incorporated an historic grain store as a central feature within the building. The basement piling works have been undertaken by PJ Edwards & Co. Ltd., with John Paul Construction responsible for the main building works.

Our Role

ByrneLooby prepared the design and detailing of the secant pile retaining wall around the perimeter of the site, and assessed the impact of the proposed basement excavation on the protected grain store structure which was incorporated into the development. The secant wall solution consisted of 600mm diameter secant piles installed to depths of 12m below ground level to obtain a groundwater cut off in the underlying clays.

Through the use of an observational approach, ByrneLooby justified the use of a cantilevered retailing wall solution around the entire site. This offered substantial benefits for the sub-structure construction, with the entire site free from temporary propping and the associated obstructions and sequencing issues that this would have involved.
